role** The purpose of the role is to manage a large critical system
portfolio for a client account and provide senior technical and
operational support to the account staff and client for the
development of policies and procedures pertaining to all types of
buildings managed by CBRE, including the development and leadership
for a multi-layered technical organization. This includes managing
the performance of mechanical and maintenance staff/systems and
maintaining continuity throughout to provide overall quality
control for all properties. Additionally, this role will be
responsible for the development and delivery of a regional
engineering strategy to support the client's business, ensuring
maximum uptime and system continuity. FM Delivery is for
approximately 50 sites totaling approximately 6M sf across the San
Francisco Bay Area. These include diverse property types spanning
office, retail, laboratories, utility plants, and controlled
regulatory spaces. **What you'll do** + Supervision and oversight
of approximately 200 Engineers and Technicians across the region. +
Directly responsible for Governance of Engineering Operations and
Statutory compliance associated with critical systems. + Acts as
Trusted Advisor and technical expert to the client team at all
senior levels including both Real Estate Leadership and end user
stakeholders. + Provides oversight and strategic management of the
Global Smart Portfolio efforts and FM Technical Integrations to
deliver data driven operations. + Partner with global leadership to
develop and drive engineering strategy and initiatives to meet
targets and objectives established by the client. + Support the
identification and implementation of innovations and initiatives
which evolve business practices for the client. + Support the
identification and implementation of initiatives which support
annual budget savings. + Oversee the management of the Bay Area FM
OPEX budget for global engineering operations. + Responsible for
supporting new business development, including identification of
opportunities, client solicitation, proposal development, and
presentation. Anticipates and responds to clients needs. +
Supervises the planning, budgeting and control of operating and
capital expenditures. + Supervises the preparation of annual
budgets, forecasts, management plans, monthly performance reports,
and variance reports. + Ensures the delivery of accuracy, timely,
and complete reports. + Performs regular inspections of properties.
+ Recommends and directs alterations, maintenance and
reconditioning of properties as necessary. + Ensures delivery of
contractual commitments including uptime, reporting, service
delivery, KPI compliance. + Direct responsibility for regional
engineering governance. + Ensures H&S compliance with scope of
remit. + Provides development of account engineering strategy in
alignment with the contract, continuous improvement and reflection
of client needs. + Supports technical investigations, compiles and
presents reports and recommendations when required. + Ensures
consistency of delivery through standardization of engineering
processes, training and awareness. + Engages with peer group across
CBRE to develop a strong network to identify improvements for the
account and contribute to the success of the wider organization. +
Oversees engineering operations across the San Francisco Bay Area
portfolio, 50 locations with over 6 million square feet of managed
space. **Contract Management and Governance:** + Accountable for
technical performance of assigned account + Indirectly leads the
resources to deliver against the contract, managing scope
interpretation as required. + Leads the sponsorship essential to
deliver against the contract, managing Scope interpretation as
required + Ensures fulfilment of promise to customer sets tone and
culture for the way GWS delivers services + Engages executive
involvement as needed to leverage the broader GWS portfolio to
introduce new scope & business pricing as part of delivering an
integrated set of services + Ability to negotiate, administer
contract and possess solid understanding of contractual terms and
implications **Global Customer Relationship Management &
Development:** + Manages the engineering / critical spaces contract
relationship, acting as a trusted advisor and thought leader to
grow the business relationship with the client. + Demonstrates
credibility and thought leadership, influencing business outcomes.
+ Manages enterprise-wide client relationships at senior levels
acting as an extension of the clients executive management team. +
Creates alignment between customer need & organizational delivery.
+ Manages issue escalation and resolution. **What you'll need**
**Education** + Bachelor's degree (BA/BS) in engineering from
four-year college or university and a minimum of five years of
related experience and/or training. Master's degree (MA/MS)
preferred. Or local equivalent. Chartered Engineer. **Skills** +
Ability to use work order system and CMMS systems. + Effectively
communicate both verbally and in writing. + Develop written plans
and case studies for client approval. + Inspect and assess current
processes and procedures for compliance and completeness. Build and
develop new where required. **Knowledge** + Strong working
knowledge and understanding of architectural, electrical and
mechanical systems. + Understanding of leases, contracts and
related documents. + Strong working knowledge of building controls
and associated technologies. **Experience** + Minimum 10+ years of
total related experience. + Delivering technical solutions and
innovations + Supervisory experience. **Aptitude** + For
collaborative problem solving and team building. + For exercising
leadership without direct supervisory responsibility (influence v.
direct). + For being comfortable operating in an inherently
complicated environment. **Circumstances** + Applicants must be
currently authorized to work in the United States without the need

globally without legal or physical restrictions up to 25% of time.

*California Residents: CBRE carefully considers multiple factors to
determine compensation, including a candidates education, training,
and experience. The minimum salary for the Regional Director, FM
Engineering Operations position is $180,000 annually and the
maximum salary for the Regional Director, FM Engineering Operations
position is $200,000 annually. The compensation that is offered to
a successful candidate will depend on the candidates skills,
qualifications, and experience. Successful candidates will also be
eligible for a discretionary bonus based on CBREs applicable
benefit program. This role will provide the following benefits:
